You know from the location page that the street address of the lot is 5985 Highway 30A, Santa Rosa Beach, FL, 32459. Yet another description is Lot 3 on West County Road 30A.
The lot is wider on the Gulf side than at the road.
The usual topography of the region is that as you come north from the Gulf, there is the sand without vegetation followed by a small band of vegetation at the beach level followed by a bank followed by houses or lots for houses. The lot in question is no exception.
The length at the Gulf is about 141 feet. The east/west line at the top of the bank is about 100 feet. The width at the road side is about 46 feet. The east and west borders provide a depth of about 180 feet at the top of the dune. The depth from the road side to the Gulf is about 335 feet. A length about one hundred twenty-five feet at the water's edge is mentioned in the legal description at the Walton County Courhouse.

If you scroll the big page, you will see that the northern boundary is about 46.06 feet along the right of way. The western boundary from the road side to the top of the bank is about 178.00 feet and the eastern boundary is about 182.15 feet. The southern boundary of the lot itself -- the line across the top of the bank -- is about 97.42 feet. As with the case with the whole coast in this area, the beach itself is public property. The the western and eastern boundaries of the lot subtend about 125 feet at the water's edge.
Let me give some quotes from an 8/20/02 description by Gary F. Scott, SRPA, SRA .
Site is located directly on the Gulf of Mexico with +/125' of water frontage at the water's edge. No on site adversities noted per the inspection. Good beach front views. Private setting. There is a wire fence, old garage, carport and storage building on the site. None of them contribute value at the highest and best use potential for the site. The lot is narrow at the street and widens toward the water.
Subject property is located on the west side of Dune Allen. Most of the adjacent properties are developed. The majority of them are used as single family residences.
Dune Allen is now a mixture of homes, townhomes and condominiums scattered along the beach and the interior. There are no high rise buildings on the beach in the immediate area. The current zoning permits buildings to height of 4 stories. Overall density is lower.
There are limited but adequate commercial services along the road. They are primarily local businesses and offices. Larger retail areas are 8 miles west near the Sandestin Resort.
Dune Allen is in the south section of the County at the gulf of Mexico. The area is between the Grayton Beach Community and Stallworth Lake. It is 6 miles east of Sandestin Resort and 6 miles west of Seagrove Beach. This and the other small communities scattered along an 18 mile stretch of County Road 30A are separated by large voids of vacant land. Much of it is owned by the State of Florida and used as a natural preserve. It is to remain void of improvements. Many of these areas have brackish lakes that adjoin the Gulf of Mexico. County Road 30A is the only east/west road serving the area south of US Highway 98.
The other large land user is the St Joe Co. They have two large development tracts west and east of Seagrove. They plan to develop them in the next two years with planned residential communities.
The county maintains the beach access points. There are several in the area. Most of the development in the neighborhood is only a few blocks from the beach.
Of course there is access to the expected utilities -- water, sewer, gas, telephone, and cable.
